Tenants at 111 Lawton Blvd. who have occupied the same apartment unit since 2011/2012 and whose name is listed on the Landlord and tenant board ORDER TSL-34824-12 the following will apply to you.

On June 4, 2013, the landlord MLT Properties Ltd. now owned by Akelius Canada Ltd. was awarded a rent increase of 1.75% for capital expenditures per apartment unit listed on the Landlord and Tenant Board order TSL-34824-12. This increase was to remain in effect for 11 years. After eleven years the landlord agreed to reduce the rent by 1.75%. It is widely known in the real estate field that landlords are not forthcoming with these reductions hoping the tenants have forgotten or have lost the paperwork as proof to claim these reductions- order TSL-34824-12. Landlords are ordered to inform the tenants but are not doing so.

Some tenants have experienced these actions by the landlord in a previous rent reduction case at 111 Lawton Blvd. October 2022. The landlord Akelius Canada Ltd. tried every maneuver they could in that case finally relenting after being forced to acknowledge they violated the Landlord and Tenant agreement TSL-34824.12

Based on your old annual renewal date March 1, 2013 – February 28, 2014

- Apt 312 moved in on July 1 and will claim the 1.75% rent reduction on July 1, 2024
- Apt 401 moved in on August 1 and will claim the 1.75% rent reduction on August 1, 2024
- Apt 410 moved in on July 1 and will claim the 1.75% rent reduction on July 1, 2024
- Apt 501 moved in on September 15 and will claim the 1.75% rent reduction on September 15, 2024
- Apt 508 moved in on December 15 and will claim the 1.75% rent reduction on December 15, 2024
- Apt 603 moved in on January 15 and will claim the 1.75% rent reduction on January 15, 2025
- Apt 708 moved in on June 1 and will claim the 1.75% rent reduction on June 1, 2024
- Apt 709 moved in on November 1 and will claim the 1.75% rent reduction on November 1, 2024
- Apt 801 moved in on July 1 and will claim the 1.75% rent reduction on July 1, 2024
- Apt 804 moved in on May 1 and will claim the 1.75% rent reduction on May 1, 2024
- Apt 805 moved in on December 1 and will claim the 1.75% rent reduction on December 1, 2024
- Apt 811 moved in on April 15 and will claim the 1.75% rent reduction on April 15, 2024
- Apt 906 moved in on December 1 and will claim the 1.75% rent reduction on December 1, 2024
- Apt 1001 moved in on June 1 and will claim the 1.75% rent reduction on June 1, 2024
- Apt 1003 moved in on November 1 and will claim the 1.75% rent reduction on November 1, 2024
- Apt 1009 moved in on August 1 and will claim the 1.75% rent reduction on August 1 1, 2024
- Apt 1101 moved in on July 1 and will claim the 1.75% rent reduction on July 1, 2024
- Apt 1103 moved in on September 1 will claim the 1.75% rent reduction on September 1, 2024
- Apt 1209 moved in on July 1 and will claim the 1.75% rent reduction on July 1, 2024
- Apt 1211 moved in on July 1 and will claim the 1.75% rent reduction on July 1, 2024
- Apt PH7 moved in on January 1 and will claim the 1.75% rent reduction on January 1, 2025
- Apt PH10 moved in on February 1 and will claim the 1.75% rent reduction on February 1, 2025

These are just a few examples I am aware of, please review your records.

When claiming your rent reduction do the following-

- Reduce your current rent by 1.75% to come up with your new rent amount.
- Include a copy/email link of the order TSL-34824-12
- Include a letter/email stating why you have reduced your future rent payments
- If Akelius Canada Ltd. has any questions refer them to the Landlord and
  Tenant Board 416-645-8080 along with the order number TSL-34824-12.
  Akelius Canada Ltd will try every tactic to avoid giving the reduction which is why
  you have to take action. Ignore Akelius Canada Ltd. and proceed with the information
  I have supplied. Do not back down. Stop being a wimpy tenant and stand up for your rights
  and claim your rent reductions.

2028 - .0.65% reduction

Tenants across Toronto could in the future face an Above Guideline Rent Increase due to the new residential tax increase being proposed by Mayor Olivia Cow (no, that’s not a type-o).  Please pass this information on to other tenants you feel may qualify for the rent reduction.
